The full-size poster tracks changes in office space availabilities from year-end 2018 to year-end 2019 in larger, primarily multi-tenanted Class A office buildings in Greenwich, Stamford, Norwalk and Westport. The unique study uses comparative building silhouettes to illustrate the absorption and giveback of space, as well as overall availability statistics for the selected buildings in the respective municipalities.

While 2020 started with a high availability rate, it was widely expected that there would be a significant amount of available office space added to the market. This report shows otherwise as there was only a 2.0 percentage point increase in total availability, from 27.8% at Year-End 2019 to 29.8% at Year-End 2020.

In addition to negotiating a landlord-funded buildout, Cognetta and O’Connell successfully made a case for the Landlord to expedite renovations of the common bathrooms, building entry and façade which together with an enhanced landscaping program, will give the building a much more contemporary look.
